BUILDING MAINTENANCE/HANDYMAN  

Responsible for the general upkeep and repair of the apartment buildings and its grounds. This includes tasks like simple plumbing, electrical, HVAC repairs, as well as carpentry and painting.

Key Responsibilities:

• Routine Maintenance:

Conducting regular inspections to identify and address maintenance needs, such as fixing leaks, unclogging drains, replacing light fixtures, and troubleshooting wiring issues. 

• Repairs & Replacements:

Repairing, painting or replacing damaged or malfunctioning components like walls, ceilings, doors, floors, and appliances. 

• HVAC Systems:

Maintaining and repairing heating, ventilation, and air conditioning systems.

·          Work Orders

Responding promptly to tenant requests, when assigned, providing excellent customer service, and addressing emergency maintenance needs. 

• Record Keeping:

Maintaining accurate records of maintenance activities and repairs. 

• Safety Compliance:

Ensuring compliance with health and safety regulations and taking necessary steps to maintain a safe environment for residents. 

• Collaboration:

Working with property management and other team members to plan and execute maintenance work, and potentially overseeing specialized contractors. 

Essential Skills & Qualifications:

• Technical Skills: Proficiency in plumbing, electrical work, HVAC maintenance, carpentry, and painting. 
• Troubleshooting & Problem-Solving: Ability to diagnose and resolve maintenance issues effectively. 
• Customer Service: Strong interpersonal skills and the ability to interact positively with residents. 
• Physical Stamina: Ability to perform manual labor, work in various weather conditions, and handle physically demanding tasks. Have the ability to climb stairs, be able to lift up to 75lbs. Being able to stand and walk for prolonged periods.
• Organization & Time Management: Ability to manage multiple tasks, prioritize work, and meet deadlines. 
• Safety Awareness: Knowledge of safety regulations and procedures. 
• Communication Skills: Ability to communicate effectively with residents, management, and other team members.
