Salary: Starting between 60 and 70K depending on and location
Additional Compensation: 10K sign on bonus, discretionary bonus and annual salary evaluation
Housing: Rent-free apartment included

About the Role

We are seeking a dependable and experienced Superintendent to oversee the daily maintenance and operations of an affordable housing property. This is a live-in position that includes a rent-free apartment in exchange for being on-call to respond to building emergencies.

This role is ideal for a hands-on professional with strong technical skills who takes pride in maintaining safe, compliant, and well-functioning residential environments.

Key Responsibilities

• Manage day-to-day maintenance and operations of the property
• Oversee apartment turnovers, including punch list completion and inspections
• Perform basic electrical, plumbing, HVAC, and carpentry work
• Coordinate preventative maintenance and third-party vendor repairs
• Maintain inspection logs for sprinkler systems, fire extinguishers, and other building systems
• Ensure the property passes all inspections and remains compliant with applicable regulations
• Respond to and complete work orders within apartments
• Purchase maintenance supplies and maintain accurate inventory
• Supervise maintenance staff and assist in hiring processes
• Utilize systems such as Yardi for purchase orders
• Accept deliveries and manage documentation for received goods
• Assist with cleaning, trash removal, and snow removal when necessary
• Attend inspections, hearings, and staff meetings
• Prepare updates for leadership and external stakeholders, including DHS
• Respond to emergencies and report incidents to management

Qualifications

• Minimum of 2–3 years of relevant superintendent or building maintenance experience

Required Certifications (must be presented prior to interview):

• S13 Standpipe
• S12 Fire Sprinkler
• F-01 Citywide Fire Guard for Impairment

Skills & Requirements

• Strong knowledge of building systems, including heating, plumbing, and electrical
• Understanding of building codes, safety standards, and regulatory compliance
• Excellent organizational, problem-solving, and communication skills
• Ability to work independently and manage multiple priorities
• Strong customer service and tenant interaction skills
• Physically able to navigate the property, including stairs, and handle tools/equipment
• Flexibility to respond to emergencies as needed
